That is why I might not get it--even if I offer full price. One thing I might have going for me is that buyers often don't want to get into bidding wars in this market, and drop out when they here there are other offers. Not always, but sometimes. So keep your fingers crossed for us. I really want this one. I know that you will emphasise the fact that you are cash buyers with nothing to sell when you put in that offer. Not everyone is and it always carries weight - as well you know.

Who said we were cash buyers?? We are getting a mortgage for about 95% of the sales price..lol. We do not have nearly enough cash to plunk down the whole amount--or anything close to it.
And in this market, offers contingent upon the buyer selling their current home are nearly non-existant as they are a waste of time in most cases. Ohhhhhhhhhhhhhhh good luck with getting the condo. It's rare to find a place that you both love and think the price is reasonable---even at full price, so hopefully it goes thrugh for you.

In fact, a lot of bank-owned foreclosures (as this one is) don't even accept offers that are only contingent upon the closing of the buyer's house that has sold but hasn't closed yet. So in that case we are good, but most buyers of that condo will be first time home buyers who haven't anything to sell first.
I'm all for getting a mortgage with a better interest rate. The fact that there are enhanced property condition requirements could work in your favour as it is an extra professional checking it over to ensure that you do not buy something with major hidden faults. Also - if these mortgages are getting more and more popular - the chances are that your eventual buyer will be wanting one so it is worth knowing whether it qualifies as is.

Then there are the gorgeous ones that are waaaaay out of my price range that you never want to leave. 

Since my Relay walk-a-thon is this Friday, I'm gonna hold off on doing week 2 until next week. I'm planning on doing just walking this week to get ready for Friday. I will do 6 miles tomorrow and Wednesday, take Thursday off, and hopefully be ready to go on Friday.
