Popping in to say hello! Sounds like everyone had a bit of a rough week, I'm still struggling to get the scale to move since increasing my calories, but hanging in there! Sorry it's been so long since I checked in here, things are just crazy at work...but I'm so happy everything seems alright with you! Hope you're having a great weekend!

Margaret--After all that spiel about not wanting a condo, I think I found one..lol. H and I looked at it this afternoon and are going to write an offer on it. It's a beaut, and the price is unbelievably low--I'll pay full price if I have to. :biggrinjester: Keep your fingers crossed.

Carrie--It might take a week or two for your body to adjust to the increased calories. Just keep it up--and make sure you exercise regularly. Hope things at work get less crazy. :)

It is great that you have found somewhere that you both agree on and the deal is so good you are willing to pay full price. I would say that your chances will be pretty good for getting it. I really hope that it works out for you so that you can move on into that next phase.
 
Congrats on finding the condo Kimmy! This is excellent news! May I suggest that the first room you bless be the bedroom, eh? ...lol...you know you want to.

Margaret and Rae--thanks for the congrats, although they are a bit premature..lol. Apparently, we may have to compete against someone else for the condo. He might have another offer coming in today or tomorrow. :banghead: That is why I might not get it--even if I offer full price. One thing I might have going for me is that buyers often don't want to get into bidding wars in this market, and drop out when they here there are other offers. Not always, but sometimes. So keep your fingers crossed for us. I really want this one. :)

Rae--we looked at 4 places yesterday (all vacant), and lets just say that it was tempting to "bless" some of the rooms then...hahaha We didn't, though. We behaved ourselves. :D

Gotta go--time to take Mom and Granny out for their Mother's Day dinner. :)
 
I know that you will emphasise the fact that you are cash buyers with nothing to sell when you put in that offer. Not everyone is and it always carries weight - as well you know.

Ohhhhhhhhhhhhhhh good luck with getting the condo. It's rare to find a place that you both love and think the price is reasonable---even at full price, so hopefully it goes thrugh for you.

LMAO!!!!! :rofl: Who said we were cash buyers?? We are getting a mortgage for about 95% of the sales price..lol. We do not have nearly enough cash to plunk down the whole amount--or anything close to it. :biggrinjester: And in this market, offers contingent upon the buyer selling their current home are nearly non-existant as they are a waste of time in most cases. :) In fact, a lot of bank-owned foreclosures (as this one is) don't even accept offers that are only contingent upon the closing of the buyer's house that has sold but hasn't closed yet. So in that case we are good, but most buyers of that condo will be first time home buyers who haven't anything to sell first.

H and I have similar tastes in houses, so that has never been a problem. The hard part was finding something that we could get at a price that we could fix up and sell for a profit that was in our price range..lol

That has always counted as a cash buyer here. Everyone is expected to have something to sell first. If you have nothing to sell it definitely puts you at an advantage - and no-one cares whether you are getting a mortgage or not - as long as your income is sufficient to support the mortgage. Keep in mind the silly property prices here.

It means that you are the end of a chain. Here - big huge chains build up and all the deals have to go through on the same day. The money gets passed up the line. The shorter the chain - the better.
 
Here a cash buyer is someone who isn't getting a mortgage--they have the actual cash in the bank to plunk down--not very common in homes under $200k.

We are also getting an FHA (Federal Housing Admin.) mortgage that is guaranteed by the govt. The interest rate is better than if we got a conventional mortg. Because of the high foreclosure rates, they have made it harder to get financing, and unless you have VERY good credit scores and 20% to put down, it's better to go FHA than conventional for most people. I would guess that FHA mortgages have probably doubled over the last few months since the new requirements came into being. The only negative about FHA is that they do have stricter requirements re the condition of the property. However, they have really loosened those over the last few years. I don't see that condo not passing the FHA appraisal.
 
I'm all for getting a mortgage with a better interest rate. The fact that there are enhanced property condition requirements could work in your favour as it is an extra professional checking it over to ensure that you do not buy something with major hidden faults. Also - if these mortgages are getting more and more popular - the chances are that your eventual buyer will be wanting one so it is worth knowing whether it qualifies as is.

So are you buying the condo?? I love looking at houses (I've done it with both my parents; and with my uncle because well, I'm not old enough to do it myself...oh yeah...and the MONEY situation!!) I love thinking about how to decorate rooms, etc.

Trust me, my building inspector will go over it much more thoroughly than the FHA appraisor will...lol. It used to be that if I had a couple with little money to spend on inspections, I felt comfortable just going with the FHA appraisor. Not anymore. They have relaxed the requirements so much recently, that I'd risk getting sued now if buyers took my advice to just go with the appraisor and not have it properly inspected, b/c I'm sure he wouldn't catch a lot of things now.

It is nice knowing that if it will go FHA for us, it will for the next buyer as well. I highly doubt the appraisor will find anything, though. It appears to only need cosmetic things, and the exterior is the responsibility of the condo association to maintain--like the roof, siding, etc.

I haven't heard anything yet accept to email him the offer in addition to the fax, as the listing agent won't be in his office until tomorrow.

Brandy--Looking at houses is fun for me depending on the house..lol. Of course the nicer the house, the more fun it is. I have been in some houses that smelled so bad, it smacked you in the face when you walked in. :eek: Those houses you want to get out of asap and burn your clothes--especially if they rubbed on the walls or anything!! :biggrinjester: Then there are the gorgeous ones that are waaaaay out of my price range that you never want to leave. :D Every year our local homebuilders association has a parade of homes. You buy a ticket and gain entrance to all the homes on the tour--around 200 of them. Most people only hit a few of them, and I'd love to go this year and look at some of the most expensive ones, but with gas so freaking expensive, it would easily cost me $40 worth of gas just to go look at maybe 10-15 of them. :ack2:
 
Had a crazy afternoon getting my passport renewal taken care of. I overnighted my app and enclosed a pre-paid envelope for them to overnight it back to me. The township office told me it takes 2-4 wks, but the post office says 2-3wks--without overnighting. We leave for London 5 weeks from today, so hopefully I'm ok. Personally, the $33 I spent on the overnight postage is worth it if it helps me sleep at night. :biggrinjester:

I did the final day of the first week of the C25K. Still not easy, but I got er done. :biggrinjester: Since my Relay walk-a-thon is this Friday, I'm gonna hold off on doing week 2 until next week. I'm planning on doing just walking this week to get ready for Friday. I will do 6 miles tomorrow and Wednesday, take Thursday off, and hopefully be ready to go on Friday. :)

Margaret--I will wear my pedometer on my 6 mile walks to give me an idea of how many steps I do in a mile--as I know exactly how far those walks are, and will lose track of how many times I've walked around the track on Fri/Sat. :)
 
Oh yeah, the pedometer at the walk will be very interesting. You'll be walking tons of steps for a great cause!

What's the itinerary while in London? Friends houses or hotel, etc.. No need to give names ha ha.
