Hi Kimberly

I hope that the headache that you had yesterday has gone and you are feeling better. Also that things come good with the house offer and that the house that you are looking at for yourself turns out to be both interesting and worthwhile. With not eating - there is every chance that the scales will be kind to you - I hope that is the case.

The romantic getaway sounds brilliant. Only a week or so to wait before a lovely romantic interlude. A bargain price too makes it better and better. Whether or not things work out quickly like the girl in your office - you can certainly enjoy the attempt. Some things are quite a lot of fun - even in abject failure.

Yesterday I had planned to look at a few houses for myself, and then come home and go for a long walk. At the last house a client called and was all excited about a listing I'd emailed him earlier that day, and wanted to know if it was possible to get in to see it last night. It was, and I was only 10min from that house. So I got in my car and drove over there. Upon arrival, I couldn't find my card that opens the electronic keyboxes anywhere. I realized I must have left it back at the previous house. So I drove back over there thinking I'd left it in the keybox, but it wasn't there or anywhere outside. I couldn't get inside to look for it w/out my card, so I drove all the way back to my office to borrow a key from another agent and then drove back to the house where my clients were waiting. They wanted to write an offer, so I met them at my office after I went back to the other house to get my card which I found on the floor upstairs. :rolleyes:

While doing that, the listing agent for the house that we have mulitple offers on called to tell me the bank was countering both our offers and the first person to sign the counter and get it back to them would get the house. Now that is a very unusual thing--I didn't even know they could counter two offers. So I called my buyer and told her she should come to my office tonight and sign it, so she was going to get her two young boys in the car and drive there. Just after I got off the phone with her, the listing agent called me back and told me that the house was ours, as the other buyer backed out, saying they had bid their best offer and could be financed for more $$. So I called my buyer back and told her to stay where she was, that there was no longer an urgency. She was relieved, and happy to get the house.

So I got back to my office and got all the paperwork filled out, and talked to the lender about their financing, and got that all worked out. That house was an incredible deal--3BR, just shy of 2,000sqft plus an unfinished daylight basement (that means it has large windows that you can put legal bedrooms in) that was rough plumbed for a 2nd bath. The house had fresh paint, carpet and laminate hardwood floors. The kitchen was large and in excellent condition--as was the bath. There was a 2stall garage, and a huge deck. It truly was a gorgeous house--and priced at only $110k!!! So what's wrong with it, you ask? I mean this is a very affordable market, but that is ridiculously cheap even for here. Well, it is a Cape Cod style modular home. It's not a doublewide--it's built on a wood frame and manufactured to BOCA (Building Officials and Code Administrators International, Inc) standards just like site-built homes are. It's an estate sale, and I think the heirs just want to get rid of it so they don't have to pay the taxes and maintenance on it. So the house is a steel at that price, and I tell my buyers so, and that they shouldn't go in too low, as there will probably be competing offers shortly. Two other people looked at the house while we were there, and it just came on the market. Everything was honkey dorry until my buyer talked to a friend of his on the phone and he told him not to buy a modular. :banghead: The friend hadn't even seen the house. So the buyers got cold feet and decided they wanted to sleep on it. Fine, but I told them that sleeping on it could cost them the house, so just to be prepared for that. In the meantime, I emailed him so other modulars of similar ilk to compare. The cheapest one sold for $125k and it was a foreclosure in need of some work. All the others sold for $140K+, so obviously, it's a good deal. I don't know what will come of it, but I'm showing them and his parents that house and another one we looked at last week on Saturday. That house is such a good deal. I swear to God, if I could get a loan for that much, I'd buy the damn thing! I'd put a master bath in the upstairs, finish off part of the basement, and sell it for $160k Ha! I just talked to their lender who's looked at the pics online. She can't believe they got cold feet. She's gonna call him and pretend she doesn't know they got cold feet and say, "what a great house!" hahaha I doubt it will do any good, but it's worth a try. :D So just in case any of you are thinking I just want them to buy it b/c I want a commission, you're wrong. :biggrinjester: They will buy a house eventually, and I'll get a commission. I just think that house is a great oppurtunity for them, and I hate to see them lose out on it.

I didn't get home last night until 10:50pm. :sleeping: I was mentally exhausted, and had a headache most of the afternoon and evening. I never even ate dinner--hence the low calories. So, my walk never occurred, either. Thankfully Margaret and Bella have gotten in a lot of exercise this week to carry my slacking ass. Thanks ladies!! :grouphug:

I figured the scale would dip low to reward me for barely eating yesterday. 220 was the weigh in today. So that's down 1.5lbs from Tuesday, and back to last Friday's weight. I'm just 1lb above my lowest of 219, and I'm hoping to get back to that tomorrow so I'll have a 1lb loss for the challenge. :)
 
Brandy--yeah, I'm really looking forward to that long weekend! :party:

Margaret--I took an ibuprofin and went to bed..lol I got in 8hrs last night, so I'm feeling good today. I even got up at 9am!! :svengo:

I have to say, H has been such a sweetie lately. He really has been much more complimentary and affectionate than usual. Last week, for example, he wrote me the sweetest grocery list ever..:smilielol5: I don't know why it is, but I like it. That's the way, uh huh uh huh I like it uh huh uh huh :party:

I don't know if any of you watch American Idol, but I was so pissed when Chikezie got the boot last night. I didn't see it b/c I was at my office, but my mom told me all about it when I got home. Those stupid morons who vote, I tell ya. :banghead: Normally I like the girls best, but this season I'm all about the guys--Chikezie, of course, and Aussie Michael Johns and David Cook. I was blown away by both of their performances Tuesday night. Now that Chikezie's out, I'd love to see those two in the finale. Tonight is LOST night. :party:

So I think I mentioned I found THE house for H and me finally. Now I just have to convince the sellers to take a $20k hit from their asking price. :smilielol5: I spoke to the listing agent today, and the old lady is in a nursing home, and the kids are selling it. It's vacant and just sitting there while they pay the taxes, utilities and insurance on it. It's been on the market since August, I believe. He encouraged me to write an offer, b/c they want to have it done with. So I'll take H there Sat to look at it, and if all goes well, we'll make an offer.

The houses are twice that in price and smaller in size!!

I watched AI last night and was pissed Chikezie was voted off. He ROCKED the Beatles song a few weeks ago. That country chick Kristy Cook needs to go NOW. I agree that the top three should've been Michael Johns (Smoking HOT), David Cook and Chikezie. Now I'm just rooting for the two. Cook rocks every song he sings. I was skeptical about Eleanor Rigby but he was amazing. And he blew me away with Lionel Richie's "Hello" and Chris Cornell's version of "Billie jean". Wow.

What's THE HOUSE like? I hope you get it!

I don't mind Kristy Lee Cook so much, but I could do without Brooke or the teenage David. I was also pissed last week when they voted off Amanda. I loved her tough rocker chick attitude--and finally someone who can do justice to Janis Joplin. Grr...you've gotta have that gravelly voice that comes from smoking a pack a day to do justice to Janis...:smilielol5:

Yah, I was totally having a hormone surge when Aussie Michael was singing. :drool5: Lucky for me, I have my own Aussie to jump on....:smilielol5: But the two look nothing alike. :leaving: And yes, that version of Billie Jean was incredible. Now if only he'd done a little moonwalking. :smilielol5:

THE house is a 1 and a half story built in 1925. It has a screeened in front porch, 2-stall detached garage, fenced back yard, 3BR, 2Ba, hardwood floors, good floorplan. The 2nd floor is one huge master bedroom with dormer windows. There is also a master bath. Here's what needs to be done:
refinish hardwood floors
new flooring in master BR, baths and kitchen
New garage door
new shower and sink/vanity in master bath
new vanity/sink in downstairs bath
new kitchen cabinets, countertop, sink and appliances
crown molding in foyer, living room and formal dining room
new baseboards in master bedroom
maybe some drywall in master bedroom closets
new windows on 2nd flr
a minor bit of landscaping
interior paint and a tiny bit on the exterior
 
That house sounds great! I like the older architecture, my old house was a cape cod built in 1942, I loved it. The renovations don't sounds too major. I really hope you get the house, then you need a baby to make it home!!
 
Good luck on the Summer Solstice weigh in tomorrow. It sounds like you will be down for sure!:hurray: The house that you are considering putting an offer on sounds really nice and I hope you go through with it. It sounds like a wonderful home to raise a family in. Go Blue!!!!

Eldaweesda--Actually, I plan to flip this house, so if I'm still in it while raising a family I will not be happy..lol. :smash:

Amy--Yeah, I can't afford to do major renovations. The kitchen cabinets are actually pretty decent quality and in good condition--just dated. So I'm thinking about just putting on some modern looking doors, hardware and drawers--and painting or staining them all the same color. That would save a lot of money over ripping out the existing cabinets and putting in all new ones.
 
Wow looks like I missed out on a lot the past few days. It's 315 am and there are currently no traumas so I'm browsing the forums :).

First off, why could you do without Brooke White? I'd have to say shes my favorite on AI. I really just love how she's unique. Unfortunately my tivo missed the eliminatino episode and I was at work so didn't even know who was eliminated until now b/c I forgot all about it!

So you finally found your house?! Hopefully they will sell it to you since the house seems to only be costing them more money as it's sitting there, esp since it's been on the market for a while now! Hopefully the hubby likes it just as much as you.

Btw did you ever try making the shamrock shakes? I have wanted to try it but haven't been home much so haven't gotten the opportunity to.

Hey Kimmers, I hope you're having a good Friday!

I always get excited when you talk renovations. Building/renovating is one of my favorite hobbies. I lack literacy when it comes to knowing what I'm doing, but after I'm taught, for instance, how to install an outlet or tack up track lighting, I rather enjoy it. It makes me feel like a strong woman to say I can haul 80 pound bags of roofing shingles up a ladder. Haha.

Overall, your weight struggles don't seem to be bad at all. You're maintaining which is definitely a good thing. Wait and see, you're body will kick start soon enough. Provided, of course, you can resist that minty delicious taste of heaven called a Shamerock Shake long enough. LOL. It's alright chica, indulge. They ARE only here for a limited time, you know.

I'm done with the maintenance crap, and will now focus on losing again. Hopefully my metabolism is back to normal now.

Amy--THE house doesn't have tons of charcter, but some crown molding could do a lot to help that along. Also, it has lots of built in book shelves so I won't have to spend a fortune on buying enough shelving to house the hundreds of books H and I have amassed. Hell, he went to Amazon.com a few weeks ago and ordered a ton of used ones that have been arriving one after another. One of them is a book from a seller in Nottingham, UK by British writer Colin Wilson entitled, "A Book of Booze." :rofl: It's rather interesting and funny. The other ones are of a much more intellectual caliber. :biggrinjester:

Rae--I think you are probably better at home improvement than I am!! I have never roofed a house, nor installed a light fixture, etc. I am great at demo, and can paint. Ha! I hope to improve my skills with this next house. One thing I am good at, though, it being a general contractor..lol. I think you are much more of a tomboy than I am. I'm pretty girly when it comes right down to it. :rolleyes: I'm glad you enjoy my diary, and I am not having anymore Shamrock shakes--although I was very tempted to stop yesterday when I drove by McD's and Burger King which also has mint shakes for anyone else out there on another Amazing Race team. ;) ;)

Priti--I haven't tried to the lower cal shakes, either. I've been pretty busy this week, myself. I'm heading to the store in a few minutes, though, so maybe I'll break down and buy some frozen yogurt. :D Noooooo! I just said I was gonna lose weight! haha. Well, I'll add up my cals for the day so far and see where I am. I think I can factor one in, as I haven't eaten much yet today. :)

I hope that your hubby likes the house that you have identified and you can move forward with that project. Congratulations for getting back to your low weight.

I was going to buy some frozen yogurt last night, but it was ridiculously expensive. So I bought some low-cal/fat ice cream instead. I was too lazy to get out the blender and make a proper shake, so I just put some ice cream in a bowl, popped it in the microwave for a few secs to soften it up, then added some peppermint extract. I put in too much, though, and threw out the last bit of it. :biggrinjester: I hope you have better success. ;)
