Yesterday I had planned to look at a few houses for myself, and then come home and go for a long walk. At the last house a client called and was all excited about a listing I'd emailed him earlier that day, and wanted to know if it was possible to get in to see it last night. It was, and I was only 10min from that house. So I got in my car and drove over there. Upon arrival, I couldn't find my card that opens the electronic keyboxes anywhere. I realized I must have left it back at the previous house. So I drove back over there thinking I'd left it in the keybox, but it wasn't there or anywhere outside. I couldn't get inside to look for it w/out my card, so I drove all the way back to my office to borrow a key from another agent and then drove back to the house where my clients were waiting. They wanted to write an offer, so I met them at my office after I went back to the other house to get my card which I found on the floor upstairs.
While doing that, the listing agent for the house that we have mulitple offers on called to tell me the bank was countering both our offers and the first person to sign the counter and get it back to them would get the house. Now that is a very unusual thing--I didn't even know they could counter two offers. So I called my buyer and told her she should come to my office tonight and sign it, so she was going to get her two young boys in the car and drive there. Just after I got off the phone with her, the listing agent called me back and told me that the house was ours, as the other buyer backed out, saying they had bid their best offer and could be financed for more $$. So I called my buyer back and told her to stay where she was, that there was no longer an urgency. She was relieved, and happy to get the house.
So I got back to my office and got all the paperwork filled out, and talked to the lender about their financing, and got that all worked out. That house was an incredible deal--3BR, just shy of 2,000sqft plus an unfinished daylight basement (that means it has large windows that you can put legal bedrooms in) that was rough plumbed for a 2nd bath. The house had fresh paint, carpet and laminate hardwood floors. The kitchen was large and in excellent condition--as was the bath. There was a 2stall garage, and a huge deck. It truly was a gorgeous house--and priced at only $110k!!! So what's wrong with it, you ask? I mean this is a very affordable market, but that is ridiculously cheap even for here. Well, it is a Cape Cod style modular home. It's not a doublewide--it's built on a wood frame and manufactured to BOCA (Building Officials and Code Administrators International, Inc) standards just like site-built homes are. It's an estate sale, and I think the heirs just want to get rid of it so they don't have to pay the taxes and maintenance on it. So the house is a steel at that price, and I tell my buyers so, and that they shouldn't go in too low, as there will probably be competing offers shortly. Two other people looked at the house while we were there, and it just came on the market. Everything was honkey dorry until my buyer talked to a friend of his on the phone and he told him not to buy a modular.

The friend hadn't even seen the house. So the buyers got cold feet and decided they wanted to sleep on it. Fine, but I told them that sleeping on it could cost them the house, so just to be prepared for that. In the meantime, I emailed him so other modulars of similar ilk to compare. The cheapest one sold for $125k and it was a foreclosure in need of some work. All the others sold for $140K+, so obviously, it's a good deal. I don't know what will come of it, but I'm showing them and his parents that house and another one we looked at last week on Saturday. That house is such a good deal. I swear to God, if I could get a loan for that much,
I'd buy the damn thing! I'd put a master bath in the upstairs, finish off part of the basement, and sell it for $160k Ha! I just talked to their lender who's looked at the pics online. She can't believe they got cold feet. She's gonna call him and pretend she doesn't know they got cold feet and say, "what a great house!" hahaha I doubt it will do any good, but it's worth a try.

So just in case any of you are thinking I just want them to buy it b/c I want a commission, you're wrong.

They will buy a house eventually, and I'll get a commission. I just think that house is a great oppurtunity for them, and I hate to see them lose out on it.
I didn't get home last night until 10:50pm.

I was mentally exhausted, and had a headache most of the afternoon and evening. I never even ate dinner--hence the low calories. So, my walk never occurred, either. Thankfully Margaret and Bella have gotten in a lot of exercise this week to carry my slacking ass. Thanks ladies!!
I figured the scale would dip low to reward me for barely eating yesterday. 220 was the weigh in today. So that's down 1.5lbs from Tuesday, and back to last Friday's weight. I'm just 1lb above my lowest of 219, and I'm hoping to get back to that tomorrow so I'll have a 1lb loss for the challenge.
