I'm going to make an attempt at making this work. There are a lot of loop holes that need to be worried about and could potentially wreck the purchase, so once agreements are in place, it's really a matter of fate.

The timeline should go something like this:

I find qualified buyer for my home.

I draft agreement with said buyer for him to buy contingent on my relocating.

At that time I draft agreement with the seller of the home I want.

This agreement is contingent on the satisfactory passing of all inspections.

Where I'm concerned is, I want this second agreement to also have a contingency stating something like, "Now that Steve has a qualified buyer in place to purchase his home, we'll agree that if the buyer backs out at the last minute, he can get out of our agreement <insert a bunch of legal mumbo jumbo, etc>"

If they aren't willing to do this, I'm not sure I can continue on. I need the equity out of my house to afford the down money plus closing costs. If my buyer backs out and this contingency isn't in place, I'm screwed.

There are pros to getting and there are pros to not getting it. Both powerful.

So what is meant to be will be.

So now you make the offer on your house contingent upon you obtaining an agreement to buy house #2 and those inspections passing. Then, on house #2, you make that offer contingent upon your current house closing, so if that falls through, you're off the hook. And also contingent upon inspections. PM me if you want the exact wording to use. Is the realtor helping you with the paperwork on your house? I'd get either her or a real estate lawyer to help you with that. It's a lot more complicated than you think, and you want to make sure it's done right. ;)

She's drafting the paperwork and I have a RE attorney to look over everything to make sure I don't get fucked, lol. Trust me I wouldn't do something like this on my own.

I know what the contingencies need to be and mean in English, so I'll express that to my attorney and tell him to make sure that's what the contracts really say.

I think this one will be much more expensive, actually. I meet with a septic guy next week who has already surveyed the current system and property and he's going to tell me his findings. Then I'm getting it inspected.

But I've heard numbers thrown around from 20k to 50k!
 
I suppose numbers like that are the downside to the grown up stuff....

You're telling me. If the septic happens to fail when/if we get this house, and if it were to cost 50k, it looks like I'd be investing in a porta-potty and bathing in the stream.
 
Well I just got an email from the realtor explaining that someone is coming back for a second showing this afternoon. She told me they are not expressing much more interest than when they first saw the house. So this could all come crashing down in a moment.
