That thread was insane. I actually typed about 3 replies but didnt post them because believe it or not I try to tone down my assholedness on this forum. He mad me embarrassed that he had Alabama as his location. I do want to find his Dr. though. Any Dr. that would prescribe that diet and give him injections then promise 80 lbs of weight loss in 70 days. I am sure I could convince that Dr. to give me some medical marijuana.

But I like to troll every now and again when I'm bored. It's my form of entertainment on the net.

WOW.....I can't believe that someone would say that to you here, but then again, It's a display of their INTERNAL turmoils, I believe....

I wouldn't think that any bank would allow for a mortage to be issued without having a home inspection done first..

Definitely get the septic systems inspected!! I don't see why your realtor has to run your offer by her broker. As your agent she is obligated to present ALL offers on your behalf--not just the ones she likes, and even if she is sure the sellers will reject it. Is she afraid of pissing off the sellers or the listing agent? Who gives a fuck if she does. It's her job to present your offers and if she isn't willing to do that, then you need to find a better realtor. Also, I cannot believe she is trying to talk you out of getting the septic inspected (both tanks). Here that is a mandatory obligation of the seller's unless the buyer agrees to waive it (something I never recommend my buyers do).
 
$400-500 for an inspection that doesn't even cover the outside of the house?? Damn. Things are expensive in your neck of the woods..lol. Here it's $250 and it covers structural, roof, plumbing, electrical, heating/cooling--basically everything but radon, mold and wood destroying insects. Those are extra.

I would get the roof inspected, and perhaps an estimate as to what the cost would be to replace it so that you know what to expect when the time comes. We really don't have many cedar shingle roofs here in Michigan. I think I've only seen one, and it was on a 5,000sqft house and cost $50K.

Help me figure out my food! Not all of it, just food as far as working out is concerned. In other words, when is the best time to have a protein shake? Pre workout or post workout? How soon and what should I eat before a run? What are the "best" foods to eat before (& after) a workout, and how close to the workout should I eat them?

Pretty much any info you have relating to foods and how to gear them to a workout will help! You don't have to get too fancy... I just want a clue how to get the best out of my foods for my workouts! :)

That's the take I had. My mortgage bank said they do need to have the water tested but that's it.

It's actually their agent. I've been thrown so much advice I can't remember what's smart or not anymore but she is the seller's agent. Actually she titled herself to me as a dual agent, working in the best interest of the transaction.

I'm not sure how accurate that is but I figured no sense bringing another agent to the table representing me since I don't know any good ones and I was low balling the hell out of the sellers.

This was probably a mistake since it appears that the sellers are much less willing to negotiate than I had thought so it's getting a bit competitive. But I think I can hold my own. Plus it seemed like the agent involved wasn't biased toward the seller. I'm not sure any agent can budge a seller who isn't pressured to sell their home really.

I mean, and I'm asking this truthfully... what would an agent I brought to the table add in terms of value for me?

My partner figured she wanted advice from her broker about how not to scare the sellers off since the house has been on the market for a while, this is the first serious offer, and we're so close to a deal now... it would suck to lose it.

As I said previously, I could have seriously misinterpreted her. She didn't come right out and say this. She simply asked if I could ask my mortgage banker if they require inspection of the septic.

I found it strange when she asked me this simply b/c when I placed my two offers, I said both are contingent on full inspection including septic.

I assume you're talking about lifting weights.

Here's the thing. In truth none of this matters too much. If your calories and macronutrients are in check for the day... when you eat the foods really makes little difference.

I liken it to splitting hairs.

That said, I optimally like to see a solid, balanced meal consumed 60-90 minutes before weight training.

A shake isn't necessary, but if you're going to have one, immediately after lifting is best IMO. I prefer whey protein. With this it's important to consume some carbs too. Fat consumption should be minimized here.

How soon and what should I eat before a run?

If we're talking strictly cardio here, I'm less concerned with when/what you eat than with lifting.

If we're talking races, things get pretty technical. A lot of enduro-athletes carb up to supercompensate their glycogen stores. Have you read about this before?
