Short daily workout schedule

So I just started a new job at a college campus. My office is right across from the gym, and my hour lunch is way too much time to just eat. I am thinking about doing a quick 20 minute workout, with a 20 minute shower/dress, and a 20 minute lunch time. First, has anyone ever tried anything similar? Second, I am 5'10" and 170 pounds, I am looking to strengthen my core, and drop some of the excess pounds, what would be good routines for a 20 minute daily workout?
 
20 minutes - wow - Make sure you keep motivating yourself - otherwise you are going to get it in your head that it is not worth the rush through your lunch hour to do the gym. And on stressful workdays - I can almost guarantee until you develop the passion for the gym - it will be the first you drop off your schedule and replace it with eating ;) Speaking from experience here.

20 minute workouts - I would definitely do circuit training. I would stretch, and run in place/jump jacks/ knee ups to get the heart pumping for the first five. Then pick 5 workouts that target legs, back, chest, and arms. No rest on between the exercises, only between the circuits. I would start with two circuits. Maybe do lunges, then pushups, the crunches, then light curls, then lawnmowers per each side. And if you can work it a Pull up and dips. rest 60 and do it all over again. Main thing is keep that heart pumping and sweat coming.

I agree with the circuit training. But here is what I would do:

30 minute workout
10 minutes shower/dress
20 min lunch.

I would make a 35 min workout 10 min shower and dress, 10 min lunch, and 5 min rest...
