Need help with a workout!

So I started a new program at school (engineering) and I also work part-time, have a girlfriend, and live with my single mother. What does all that mean? Well I have practically no time to despite my desire too, and the fact I'm 19 and living with my single mom shows that there isn't a whole lot of spare money going around for gym memberships and such.

First of all, I'm 19 years old, about 6'0 and weigh 212lbs currently. I work with the Canadian military so fitness is not just a huge part of my life, it's essential to allow me to perform my best at my job.

I can manage to workout at least 3 times and possibly 4 times a week depending on the amount of school work I have as I'm school 9-6 most days and work every Thusday night as well a lot of weekends.

ANYWAYS!

I'm basically looking for a workout I can perform about 3 times a week. I'm trying to stay away from a split program as if I miss a workout it's a bigger deal than that of total body workout which I also enjoy more. What is my goal? Just loose body fat really and get down to 180 lbs. I was also considering doing HIIT training 3 days a week as its short and very effective for burning fat, and also doing a few bodyweight exercise such as pushups and pullups.

Somebody help me out!
