That does sound good. Will you be able to get up the drive to the house in all seasons?

Finding a furnished house can be a pretty good deal, it rarely drives the price of the house up much, you get the furniture for little or nothing. I have purchased 2 furnished houses, worked out great!

All the houses I am interested in do not have high speed internet. Blah. Going to look at $129k house with a low well on Friday. I've got months. No need to panic. Considering Chattanooga. Not ideal but may be my best option if this stupid mountain infrastructure doesn't get better.

Storms damaged the roof. Landlord called me this morning when i was in meetings. Nothing since. I will refuse to contribute anything to repairs.
 
I think anywhere there is electricity, there should be broadband. The mountains are why I'm here inspite of the lack of decent healthcare and basic telecommunications. :)

I agree, but unfortunately it ain't true.

Given your choice I would go for the isolation of the mountains and then try to figure the internet thing out, maybe learn to live with slower service. My administrative assistant lives in a remote area and has only the old dial up internet access, she figures it out. For me the solitude is more important. But maybe not for you. Good luck with it.
 
LOL I wish I could but I don't think my employer would agree to that! My agency actually forbids frontier and Hughesnet. The contract states dsl, cable, broadband. I worked out with highesnet rep the cost per month with my data load and it was over $600.

How did the plants do? Nothing tastes better than something from your garden, even a small kale leaf!

Did you get caught up in that line of storms that passed through a couple of days ago? Was that what damaged your roof?
 
We had three nights of freezing temps. They seemed to have done well. The storms effected them more than the cold (i covered them each night). And yes, those storms were feirce and felt like the roof was going to blow off several times. My landlords still haven't contacted me. I'm looking at a home I really like tomorrow. Dad and I talked through all the business stuff and money. Still not liking the idea but grateful for the offer. Last night I dreamt about living there and allowing the cats outside on their own. I'd like to foster terminal/senior dogs and even with the stairs, this would be a good home. And a place I'd stay at least until I retire if not longer.
 
Loved loved loved the little house. I'm gonna sleep on it for a couple of days and decide what to do. Tomorrow I go look at single wide trailers at a dealership. Realtor said a 90 day closing was unusual so gotta weigh that. I can't afford two payments w utilities. And there are a couple of things I'd like to do at the house if the accept.

Guys, it's like someone took my dream house design and plunked it down in the middle of the woods on washboard roads. OMG the details are amazing. Beautiful property too w a small stream.
 
The little house sounds great! Hope it works out.

90 days is a long closing period, but if that's what you have to do its only a small part of the years you could live in the house. I would not let that stop me. You should not have to pay utilities before closing.

Even w 90 days, I'll have four months of rent left but I guess i could completely break the lease so i wouldn't have utilities. Either way, my landlords get that $4,000.
 
If you do move out before your lease is up you should give your landlord the 30 day notice or whatever your contract requires. In most states they would be obligated to try and rent the place and not charge you after it's rerented. Also sometimes landlords will negotiate with you on the move out.

I'll try but the lease is the best I've read and iron clad in favor of the owners. Requires full payment whether I break one month in (meaning I owe 11 more months) or break ten minths in (owing two more). Given my experience with them, and a key reason I want to move, they will go directly by the contract and get the most money. Guarentee if I break and they have a new renter the next month, they'll keep every cent of my money I paid to break. But I will discuss it with them once I'm under contract somewhere.

I am not a lawyer, my experience with landlord tenant issues comes from my own experience having been both. I know a few things, importantly your landlord cannot take rights given to you by law away in a contract. It is not unusual for a landlord to try and do that, but clauses contrary to law are not enforceable. Landlord tenant law varies a lot state to state, so you need locally specific advice.

A lawyer is always best, but a place to consider starting is this website: Landlord / Tenant Issues I have used it a number of times. You need to be clear and brief in any posts stating just your legal questions clearly, giving enough background for people to understand, but not lots of extra detail. If you do that you often get some good advice. Not as good as a lawyer, but as I said a place to start. Also makes you a bit smarter when and if you do go to a lawyer. If you really are looking at having to pay 11 months rent to move out it could cost less (hopefully a lot) to go through a lawyer. Having your lawyer send any letters to the landlord will show them you are serious about protecting your rights. I have often written the letters for the lawyer, letting them do final edits and mailing costs less and gets closer to what I want. Lawyers cost the landlord money also, they won't want to spend that money to lose. It can make a big difference in their response.

Thank you! Great great information. I realized my friend's wife is an attorney who handles hoa and tenant issues. Talked to her and the lease is solid except I could push the part about paying for repairs. That's open to interpretation and no judge would agree the tenant is responsible for house systems. My lease ends nov 30 and i need to give 60 days notice. The lease says 30 but state requires 60. They can require me to pay through to the end. So if i close in june, I'd still have through November to pay. I can request they forgive the rent if they get a lessee before my lease expires but they are under no legal obligation to do so.

I've found a few other properties. My heart is still at the cottage. Also found a 2017 mobile home with a soaking tub and chicken coop on 2 acres for about what it would take to buy new and set up on half an acre. It's 70 miles away and in the Piedmont, not the mountains. Who the hell knows.
 
Oh and still no communication about the roof leak. Luckily it's not coming through the ceiling with the gentle rain today.
