The wedding was pretty good. Really freaking hot but it was nice. It ended up being an ordinary picnic after the ceremony which I'm not complaining about. He seems really happy... they're like to teenagers in love. Crazy. But good for him.
 
I did thanks, was at a picnic most of the day at my cousin's house. We did a ton of swimming which was great considering the heat wave we're in at the moment.

This week I only work 3 days. Well technically 4 but today I'm working from home. Friday I have off.

As for the home inspectors, do they guarantee their work. I mean obviously they can't 100% get everything right but are there any policies in place to make sure a realtor and an inspector aren't working together in the best interest of the transaction opposed to my well being?

Most home inspectors are only liable up to the cost of the inspection (which sucks ass), however, most of them stay in business by getting referrals from realtors, so if they screw up bigtime, realtors will stop using them--I know this from being in the business. And bad news travels fast. You screw over a realtor's client and it'll be all over the office in no time. If you trust your realtor, I wouldn't worry about him/her being in cahoots with an inspector. I always recommend a certain inspector to my clients for the sole reason that he does a very good, thorough job and charges reasonable fees. If he messes up, it's my good name that's on the line as well. There are far too many lawsuits out there to risk being involved in one just to keep a transaction together, imo.

The sellers countered my offer. They did drop a good bit but nowhere near my original offer. I countered their counter this morning and I'm hoping they'll meet me. We shall see.

No we haven't! I've been freaking busy as all hell. And it's not clearing up anytime soon. Between negotiating this house, weddings, family gatherings, and an upcoming weekend trip with a bud... I feel like I'm in a tornado of business.

The business is primarily stuff I don't like being busy with but I'm not letting it get to me.

So I think I said previously that I countered the sellers counter offer. The realtor contacted me this morning and explained that she'd like to talk to her broker before submitting my offer to the seller. She explained that the sellers were pretty adamant about not dropping any more.... so she wants her brokers advice on how best handle the deal and explaining my counter.

She also said some stuff that sort of bothered me... seemed like she was trying to talk me out of getting both of the septic systems inspected. Makes me suspicious. I'm not about to commit myself to hundreds of thousands of dollars worth of debt on a 300+ yr old house without getting the basic inspections done.
 
I think NROL is over-hyped for the most part.

But people seem to like it and I know quite a few who have had success. I know though that most any program that is adhered to consistently will produce results assuming a few fundamental factors are part of the program.

I have a hard time forking cash over to Alwyn Cosgrove at this point in time based on what I saw from him with regards to using Lyle McDonald's work, repackaging it, and selling it for a boatload more.

He concerns himself with making money far ahead of actually coaching/training. At least that's the very serious impression he gives.

Ohhhh. He's that guy huh? I am actually happy with what I am doing. I googled it and seen the womens version though and thought my wife may like it. For some reason she kinda blows off everything I offer to her but I thought she may enjoy something geared towards women. Any suggestions Steve?

the new rules of lifting for women I found infuriating - this is a guy who's said time and again that women should lift just like men do - and then he puts out a book for women... BAH - Money money money money money...

I wouldn't think that any bank would allow for a mortage to be issued without having a home inspection done first..

Trust your instincts bud...
