Opinion of HIIT program?

Hey everyone. I just got my gym membership today, so next week, I'm starting my Mon/Wed/Fri full-body workout, with a Tues/Thurs/Sat 30 minute HIIT workout...hoping I will maximize fat loss with the both of them.

Anyway, This is my HIIT workout:

10 minute warm-up @ 40%

10 minutes of intervals
--20 seconds hard sprint, 40 seconds rest (repeat 10x)

10 minute cool-down @ 40%

What do you guys think? Any variations maybe?
 
since your a beginner, i'd understand why your warm up time and cool down time is so long, but eventually you might want to lower it to around 2-3 minutes.

Oh and about your intervals.

I'm assuming your running at 90-100% while running and switchin to jog/walk at 60-70%

So far it looks good. give yourself one month, with a caloric deficit and resistance training, i'm sure you will lose up to 1% of body fat a week :]
